403 By The Sea

​​​​​​​​​​​How far is it from the condo to the water? 403 By-The-Sea is perfectly positioned Oceanfront and sits right on the most expansive beach on the island. The building sits right at the dunes and there is a flat boardwalk and then a sandy path to the widest, biggest beach you’ll find on IoP. You'll find lots of space to spread out, throw a ball or ride a bike.

How noisy are the neighbors?
Unlike most condos on IoP, this one is concrete and steel which providing quieter units than average. Being on the top floor eliminates late night noises from above neighbors. Both units on either side are owned completely by fractional owners and not on an advertised rental program. Sept.1-April 1 is the only time remodeling or work is allowed in this building and only M-F, 10 am-5 pm. This is one of the reasons for reduced rental rates during that time. IoP also has a 10 pm noise ordinance.  Additionally, quiet is required Sunday through Thursday from 10pm to 10am and Friday and Saturday 11pm to 10am.


What is the maximum of people 403A can accomodate? There are 2 King size beds and 2 Twin beds, so 6 comfortably. If you wish to bring a portable bed for an additional child, it would probably be fine. Brand new high end BeautyRest pillow top mattresses on every bed.


CHECKING IN/OUT


​What address do I enter into GPS to get to Wild Dunes?

4601 Palm Boulevard Isle of Palms, SC 29451. This will take you to the main gate. Once you're through the gate, turn right and Shipwatch is about 1.5 miles into the resort on the right side. Head for Building "A" closest to the beach.

How do I get my gate pass?

For access to Wild Dunes, we will call in the name of each driver (2 cars max allowed) You will be sent a QR code to show at the gate and they'll give you the pass for your entire stay.

If I have additional vehicles arriving with me who have last names different from mine what do I do?

Please provide us with the name of each driver and we will give their name at the Wild Dunes gate. They will be issued a pass from there.

We are arriving to the island early, are we able to get into our property early?
Unforunately, your electronic key code cannot be changed after issued. We also have a very full calendar and can't accommodate any early check-ins or late check-outs. We recommend that you spend your time getting to know our Island,visiting Charleston or stopping off at the Tanger Outlet Centers. We do not recommend that you purchase perishable items before arrival.

What is not allowed?

Pets, grills, motor homes, motorcycles and boat trailers are not permitted. No exceptions. If you bring a pet, it is grounds for immediate eviction.

Where do I park?

When you reach ShipWatch (about 1.5 miles from gate on right) Turn right into complex and stay right towards the ocean to Building A. There is covered parking, but it is tight. If you drive a large SUV, you may prefer the outdoor parking lot which is equally accessible to the elevator and entrance to the building. There are bell carts available in the parking garage to transport your luggage.

Can I grill?

Unfortunately, Shipwatch does not offer or allow grills.


What are the check-out procedures?
Check-out is at 10 AM and upon your departure we ask that you load and start dishwasher, remove all trash and ensure all remotes are accounted for and 2 ceiling fan remotes are in their wall slots and 6 pool fobs are back in message center beside fridge (May-Sept). Make sure you log out of any tv/movie accounts on all tvs. We cannot be held responsible for any charges put on your accounts that you don't log out of.  A $75 per hour fee will be assessed for failing to vacate the unit by the agreed upon check-out time. The electronic keypad will expire at checkout time.

Do I have to check in by a certain time?
Check-in is at 4 PM and guests can arrive any time after at their convenience. 


Will we be met when we arrive?         
No, the unit will be cleaned and ready for you at your convenience anytime after the scheduled time of arrival.


Do you allow early check-ins/late check out?
We would love to accomodate this, but unfortunately we are booked back to back most weeks especially during the summer. The electronic code you will be issued prior to your visit will not function until 4 pm. Late check-out is not available due our housekeeping schedule.

What is your lost and found policy?
We will return your lost item to you if you call us within two weeks of your departure date. We do charge a $25 fee, plus shipping to cover the cost of labor, drive time, and postal fees. Any items not claimed within two weeks will be donated to a local charity.

How will we get the keys?
You will be provided a digital code which you can personalize upon arrival. No need to pick up or drop off keys. The code will automatically expire at the end of your rental period. Makes it simple to provide to all guests and easy to come and go from the beach.

Are there pool fobs?
Yes, there is a on duty lifeguard who may ask to see your pool fob from Memorial Day-Labor Day. 6 Fobs will be in the Condo when you arrive.during that time. The rest of the year fobs are not necessary to gain access to the pool area.

Is there housekeeping service?
There is none scheduled during your stay, but it can easily be arranged. Please let us know if you would like to schedule daily or occasional housekeeping during your stay, we can arrange the service for an extra fee. There is a new washer and dryer so you can do laundry as needed.

Are there any additional fees other than the rental fee?
Yes, the transient occupancy tax (TOT) and the cleaning/linens fee. If you book through VRBO, that website will charge a service fee as well as a $59 insurance fee in lieu of a security deposit. The City of Isle of Palms and County of Charleston requires us to collect a hospitality tax for rentals that are less than a month. The city uses the revenue to advertise Isle of Palms as a tourist destination, to run the tourist offices, to keep the beaches clean, and for city beautification projects. 


FACILITIES/AMENITIES


What is in the condo?

A starter kit of dish soap, sponge, dishwashing detergent, one roll of paper towels, laundry detergent, toilet paper, trash bags (in the bottom of each can). These are not intended to last your whole vacation.

• Washer & dryer, refrigerator with ice maker, dishwasher, stove, oven, microwave and beverage fridge.
• Toaster, blender, full sized coffee maker, Ninja, Keurig,George Foreman grill, egg poacher, assorted spices, oils, vinegars, coffee filters
• Fully stocked with plates, bowls, silverware, pots and pans, cups, mugs, and wineglasses appropriate for 6 guests, cooking utensils and serving ware, corkscrews
• Sheets and pillowcases • A starter supply of bath towels, hand towels and washcloths. Extra blankets and pillows 
• Broom, mop and vacuum • Iron and ironing board
• Starter kit of travel-size shampoo, conditioner, lotion, body wash & soap, hair dryers.


We've run out of toilet paper/paper towels/trash bags etc. Can you bring us some more?
We provide a starter kit of supplies only. If you think you will need more than what is provided, please make sure to bring some with you.

Here are some additional items you may wish to bring with you during your stay: • Toiletries (shampoo, conditioner, soap, lotion, toilet paper, etc) • Paper towels and/or napkins • Extra laundry detergent/fabric softener/dishwasher detergent • Extra trash bags for kitchen and bathrooms • Ziploc bags, foil, and/or saran wrap • Specialty cookware • Coffee and coffee filters • Cleaning supplies (if preferred) • Summer guests may wish to bring beach chairs and beach towels, toys, etc


How many ceiling fans are there?
There are ceiling fans in every bedroom, one in the family room and one in 2nd story stairwell.


How are the bedrooms set up?

There is a bedroom on the main level with a king bed. The Master bedroom is upstairs with an oceanfront balcony and king size bed. The second Master is also up with a large deck and king size bed and a twin day bed. All bedrooms have their own bathroom. See Floor Plan.


Is there a washer/dryer?

Yes, there is a washer/dryer pair. There is a starter pack of laundry detergent, you may want to bring more if you think you'll need it.


What cable package does the home have? What about Wifi?

We have AT&T UVerse U200 and wireless wifi. You are able to use your own accounts for HULU, Apple TV etc. Just remember to log off before you leave. USB plugs in bedrooms and work station off living room.


​Where can I rent beach chairs, umbrellas and bikes?

They offer free delivery to your unit and will pick up the equipment at the end of your stay! You have the option to rent chairs and umbrellas in advance for the day or the week, and beach services will set up and take down the equipment for you each day! 

Where can I rent cribs and highchairs?

Where is the nearest grocery store?

Harris Teeter 1513 Palm Blvd, Isle of Palms, Isle Of Palms, SC 29451 is one of our nicest grocery store chains in the Carolinas and right off the connector bridge. Be warned, in the summer months it's mobbed. If possible, you may want to plan your menus/shopping so that your vacation time isn't used up waiting in grocery lines. Also, make sure you ask for their "VIP" customer loyalty card or the prices will be high. There are lots of good markets on the mainland in Mt.Pleasant if you decide to shop there instead.


Hudson's Market is in the Wild Dunes regime and is part of the Boardwalk Pavilion shops. It carries basic items and can be a go-to during your stay.  The address is 5757 Palm Blvd, Isle of Palms, SC 29451.

How do we manage our trash?

At the end of each floor is a trash room (both sides). Please tie your trashbag securely and place in a bin. These will be emptied daily. 


RENTAL POLICIES

Do you only rent by the week or do you rent by the night?
We do not offer nightly rates in the high season. Our minimum rental period is three nights in the shoulder and winter season, and 7 days in the high season. We offer nightly, weekly, and monthly rates with discounts for extended stays. We have a three night minimum. Rates

Do you allow pets?
We are not permitted by our condo association to allow our guests to bring their dog or other pets. If we find out you have brought a pet, you will be immediately evicted with no refund.

Do you allow smoking?
This is a nonsmoking property and it is not permitted anywhere on the property - inside or outside on the deck/balconies.  A $250 cleaning fee will be charged to cover the cost for a thorough cleaning of upholstery, bedding, carpets and any other areas where there is odor or discoloration from cigarettes, cigars, vaping or incense. You will also be immediately evicted with no refund. Any form of smoking is prohibited inside and on the balconies/deck.


What does Trip Protection cover? Is there a time-frame as to when I can add trip protection?

You can add Trip Protection up to 30 days prior to your reservation.


What does the Damage Protection Fee cover?

This is added to this reservation on VRBO for the protection of the Renters. This low cost of $59 covers unintentional property damages up to $1500. The coverage includes but not limited to common damages/losses such as towels, bedding, kitchenware, houseware, or cost of replacing lost pool fobs. Each of these items may cost over $200 to replace if damaged or lost. If you wish to decline this coverage you may do so, however you will be required to pay a $1,000 damage deposit charged to credit card on file and is due 10 days before arrival.

Why do I need to stay off the Dunes?
The dunes provide natural protection from hurricanes and a habitat for coastal animals & birds which is why it is very important for people to stay off the dunes. It is a violation to pick sea oats or other vegetation growing on the dunes. A violation is subject to a fine of up to $500.00 or thirty days in jail, or both, for each offense.

What animals are on the Island?
Sea Turtles: Each year Isle of Palms provides numerous nests for the endangered sea turtles. Turtle teams patrol the beaches daily to monitor the nests. Starting at dusk, between May 1st and October 31st it is a violation to use ocean front porch lights because the baby turtles follow the light to return to the sea. It is a crime to disturb the nests or turtles.

Alligators: For your safety, leave them alone. State law prohibits killing, harassing, or possession of alligators. If you encounter an alligator over four feet in length and that poses a threat to humans or property, call the Isle of Palms Police Department at 843-886-6522. Animal Control will evaluate your complaint and, if necessary, send a registered trapper to remove the alligator.


Jellyfish: Occasionally warm water and ocean currents will bring jellyfish closer to shore. If you see them, avoid the deeper water. Household vinegar will ease any unfortunate stings.

Deer are plentiful on the island, and the occasional coyote has been spotted around the golf course.

Are there bugs in and around the coastal area?
We live in a sub-tropical climate much like Florida. The gulfstream comes close to shore here. This gives us some fantastic weather, but the bugs like it too. Bugs are a common occurrence in any semi tropical area. Our property has an exterminating contract and is treated once a month, but the bugs don’t know that and they will still try to come into a property from time to time. Please keep the following in mind: We don’t really have any type of bug that is harmful. Our only real nuisance are palmetto bugs, and they are absolutely harmless. It is not unusual to see bugs in properties in a water-oriented environment. Dead bugs mean that the extermination is working and nothing further can be done. Bugs may take from 1 minute to 12 hours to die after they have entered an exterminated property. In some instances, it can be difficult to completely eradicate the problem. Keep the screens shut,and please call us if you have a problem. We will send an exterminator out as soon as they can get there. Please do not entice ants by leaving food on counters and be sure to wipe countertops after use.

Maintenance & Repairs: During your stay it may be necessary for repairs, exterminating, or other service providers to enter the property. We will attempt to notify you ahead of time. Entry is required for property preservation for you, future tenants, and the owner, and cannot be held off, denied, or rescheduled. We regret any inconveniences this may cause but we promise to keep them to a minimum.

What if I have an issue not during business hours?
In the case of an emergency please dial 911. If you are locked out of the condo or have any other issues please call our housekeeper Virginia at 843-817-2225 or Michael at 843-276-8774 for any maintenance issues.
